ORIHUELA COSTA
Orihuela Costa is made up of a number of
popular
urbanisations. From North to South there is Punta
Prima, Los Altos, El Andaluz, La Florida, Las
Chimosas, Playa Flamenca, La Zenia, Villamartin,
Villacosta, Lomas de Cabo Roig, La Regia, Cabo Roig,
& Deshea de Campoamor. It is arguably the most attractive
part of the coastline between Alicante & Cabo de Palos
on the Costa Calida. It consists of a number of
coves and beaches & Golf resorts with lush
vegetation. The environment is that of wide
streets with attractive houses & palm trees. There
are three Golf resorts in the area, which adds a
premium to the prices of property in this area which
for most of the past decade has been under development. It
can now be said that it is being finished off
although there is still a significant amount of
building going on. It is, however, unlikely that one
would be
living in a property right next to a building site
as was more likely to be the case maybe some three or four years ago.
Commercial areas have been flourishing which has
contributed to an increase in the number of
restaurants, supermarkets and general entertainment in the area.
Only a short drive to Torrevieja allows anyone
living in Orihuela Costa the luxury of a larger town
within minutes. Orihuela Costa is close to Murcia
(San Javier) airport (20 minutes drive) than to
Alicante (50 minutes drive) however, Alicante is
still the larger airport and it may be more
convenient to use from your hometown in the UK or
Ireland. It is a rare luxury to have two airports
handy.
As
anywhere in the world, there are areas that are
considered more pleasant to live in. Those areas are
often closer to the sea but not always. There are
some exceptions and even some more expensive
developments & estates within less expensive areas.
These are all subjective values, at it is completely
up to the buyer to decide how much he/she wants to
spend on any given property and the price is always subject to the area, quality of the build,
general appearance of the development & size of the property.
Punta
Prima is the first part of Orihuela Costa when
driving south from Torrevieja which is located to
the North. It is an area that is partially mature &
partially under development. There are plans for the
building of a Marina in the area, and new beaches
have recently been put in to increase interest in
the area and to promote the massive development
under construction in the area. There are plenty of
amenities in Punta Prima, and even an authentic
Chinese Pagoda for amateurs of Asian cuisine. There
is also a hotel, and a number of restaurants
including the famous "Nautilus" named after the
submarine commanded by Captian Nemo on Jules Verne's
novel.
On
the other side of the N-332, the main road going
from Alicante to Cartagena, is Los Altos, literally
translated "The Heights". This is because of its
dominant position on a hill overlooking Punta Prima
and can offer views from Torrevieja to Cabo Roig to
the South. There is another very attractive
development in Los Altos with excellent views,
gardens & communal pools. Los Altos has everything
to offer its residents including a large
supermarket, & a number of other shops and
restaurants located conveniently around the
urbanisation.
El
Andaluz is a small urbanisation with a great little
centre full of character. It is conveniently located
close to a bridge between itself and the Golf
resorts of Villamartin. The bridge will take its
users over the AP-7 Motorway. Currently, people
living in this part of Orihuela Costa must drive to
La Zenia before reaching the golf resorts.
La
Florida is a low-rise, low-density urbanisation, and
is also one of the oldest areas of Orihuela Costa.
Located roughly 2km from the sea, there are many
excellent value properties to purchase here. This is
primarily because their owners bought them many
years ago for the most part, and have made plenty of
money on their purchase. It is, however, relatively
poor in amenities although Playa Flamenca & El
Andaluz aren't very far.
Just
a few hundred metres to the South lies Playa
Flamenca. You wouldn't know when you crossed the
border, but typically, Playa Flamenca has wide
streets and attractive houses. A typical example of
the more modern versions of Spanish homes and
residential areas, it is very suburban in
appearance. Anyone with a property in Playa Flamenca
is unlikely to be much more than a mile away from
the sea, and more often than not, within a few
hundred yards. There are plenty of commercial areas
with shops, restaurants, bars, cafes, video stores
etc... What's more, Playa Flamenca has one of the
most attractive beaches in the area, and is only a
short drive to La Zenia & the Villamartin golf
resorts.
La
Zenia is arguably the best known of all the areas of
Orihuela Costa, although it is not the most
expensive. La Zenia is well known for its hotel,
which is a front line building right next to its no
less famous beach. In summer, La Zenia beach is
packed with people. it is surrounded by bars &
restaurants and has a beach volleyball court and a
climbing frame for children. Just up the road, on
the N-332, there are many restaurants offering food
from all parts of the world including Japanese,
Chinese, American, British, Irish, German, French &
Italian. Is there anything else?
La
Zenia is also a great place for property investors
as renting a property in this part of the coast is
relatively easy. This can be explained by the
amazing location as it is close the the beach (no
more than 1km away) and offers what is currently the
most direct access to Villamartin with its three
golf resorts. Ideal for Golfers & holidaymakers
alike. There is a development currently
under-construction in La Zenia.
Villamartin is also very well known as it attracts a
lot of interest from Golfers. It is also an area
known for its fine restaurants. There are great
places to eat out all over the Costa Blanca, but in
terms of concentration of fine restaurants,
Villamartin is definitely the best. What's more, one
can sit in the middle of the Plaza or Square
(pictured) surrounded by Classic Spanish style
buildings. Most waiters in the Plaza speak English
so communication need not be a problem.
The
Villamartin area connects with another municipality
called San Miguel de Salinas. Much of Villamartin is
located in the San Miguel municipal area. These
areas are Eagle's Nest, Blue Lagoon, and El Galan.
Although these areas are part of a different town,
for all intents & purposes, they are considered part
of Villamartin.
Cabo
Roig is arguably the most attractive residential
area on the coast. Why? Because it is almost
exclusively large detached villas on plot of at
least 500m2, most of the time the plots are nearer
1000m2. The roads are in very good condition &
decorated with palm trees, as are most of the
gardens. The pavements are wide and well maintained.
Every house is different in this area, few are for
sale, and even fewer find takers as the average cost
of a property here is around 600,000 Euros. There
are some that are better value, but it is often due
to age. Some properties here are around 15 years
old, whereas others were built a couple of years
ago. Amenities, however, are scarce, as are
residents. Most of these houses belong to wealthy
families who come out to Spain on occasion. It
doesn't make the place any less attractive and so
Cabo Roig is still the most envied area of the
Costas.

Deshea de Campoamor, not to be confused with
Campoamor Golf Resort, is the Southernmost suburb of
Orihuela Costa. Property here is mainly owned by
Spaniards. Whereas for those wising to immerse
themselves in Hispanic culture, this may be an
advantage, buying & living in a Spanish area also
comes with a few disadvantages. Apart from if you
discover too late that you don't have an ability to
learn languages, it is also mainly a summer resorts.
Elsewhere in Orihuela Costa, summer is just a busier
month than the other seasons. In Campoamor, it is
the busy months. Many restaurants close and the
streets are deserted. This can be seen as an
advantage AND a disadvantage. It will be up to you
to choose. You should know that the beach is
absolutely great, and that there is a marina if you
have a boat, or wish to purchase one.
